The Isthmus Development Company offers a limited investment opportunity in the form
of an Option To Purchase a home or homes at the pre-construction stage at a price
significantly discounted from the appraised and anticipated end sale value. At
completion of the home we will either sell the home for you at or above the
appraised value and you will participate in the difference of the full sale value
over your discounted option price or you can keep the home to live in or we will
rent it for you if you choose. We do maintain first right of refusal to purchase
the home from you at the appraised value. If the home is sold above the original
appraised value at the time of the your purchase of the option to buy the home we
will split that difference and increase in added value with you.
Our only business is to buy land, design homes, build the homes and sell the completed homes. The
Option To Purchase Agreement clearly defines the home and has only one unique buyer / investor per
home. We already own the land and have the homes designed.
Initial security is the Panamanian equivalent of a first trust deed that is then subordinated to the
construction lender.
Our primary construction lender is Scotia Bank, one of the largest banks in the world.
